Sometimes it's better to follow your passion and gut feeling rather than taking advice from everyone (no offense to anyone). Some people will say no, some will say go, but what do you feel? The most successful people prosper from looking at what people aren't doing, and figuring out another alternative way of doing it to make it work or even better. You have to change your actions in order to have different results.

I have 5 adjacent properties that I've been thinking about getting under contract for a wholesale deal. They were all vandalized, copper stripped, and they are all in a warzone. I'm looking at possibly getting the properties for around $20k total. The comps are on the low end ($30k) but they would be perfect for a low end landlord. The question I'm asking is, do you think this is worth the effort since the rehab would most like cost a lot due to the copper missing and other stuff?

Just curious of how you guys handle the properties you get under contract? What happens if you have a property in escrow that you can't move? That's your new bill, correct?

And a finders fee is the difference between what the wholesaler negotiates the seller to and what the wholesaler negotiates the buyer to... Seller agrees to sell for 10k. Buyer agrees to buyer for 15k. Finders/assignment fee for the wholesaler is then $5k...

In a nutshell... A wholesaler does all the boots on ground work for you. He finds properties, information about them, takes photos, gets comps, estimates repairs, fair market rent estimates, negotiates with the seller, and offers you the property. He in return gets a finders fee and you get the property at the price you and the wholesaler agreed upon.

What is this? Got a email from a sellers agent and he wants me to wholesale some of their properties, but I have to sign this form before moving forward.

Is it just like a agreement to work with one another and the information shall remain confidential?

It also says, 3% total fees of the purchase price...

What am I reading here!?!?!?!

I had a dream last night that I was getting houses under contract all over the US, closing in days, easy money, and splitting the profits 50/50... In this dream I had a excel spreadsheet with tons of wholesalers with email addresses and what cities they were located in. I know it was just a dream, but hell most of us are chasing our dreams right now...

With all that being said, I'm trying to get a killer spreadsheet started with wholesalers from all over the US. I'm going to post this at least once every week or two until I'm satisfied or realize that nobody is interested in doing JV deals making easy money.

We can make this easy as pie, if you're interested PM me... If not, keep strolling and leave the negative comments in your toilet.
