@Bryan L. , what would make this a deal then? This is the first ad I've ever posted on the marketplace and I was a little on the worried side that it would get negative feedback but I'm actually glad it did. Its all a learning experience to me. So please enlighten me on what would make this house a good deal?

Price is lowered. Not too sure why its not updating on the postlet, might have to expire it or something but the price is $17k.

ARV is $50-60k

Market rent median for this area is $650

Same here, PM the info. I work in Eastern NC but I have buyers all over the state. I even have a team of wholesalers in the Charlotte area. Turn around time 72 hours MAX!!!!

I have a possible property that I should be getting under contract here soon but the problem is getting ANY comps. Nothing has really sold in this area in quite sometime now. I could out my radius but I think that would throw my comps off for the most part. What is the purpose of the tax values? Can I base my offering prices off of those? If not, what in the world can I do here?

To be honest everyone, Zillow, Trulia, Realtor, Google lol, nothing is helping to find the value. My agent even looked them up on the MLS and couldn't find anything. But you are very correct about the exit strategy so I will go for it.

Ok, so I am pursuing a motivated seller that has three properties he wants to get rid of BUT when I look at the tax information for the properties, its listing them as storage spaces. He only wants $5k for all three properties. Its in a kind of negative part of town but for $1.6k for each property, do you think its worth the time and effort? Two properties are duplexes and the other is a single family home. They all need complete rehabs and the comps for the area aren't too bad but for some reason, we can't find the tax value on each property. Its listing all three under on tax card and on that its only showing a appraisal value of roughly $15k.

So with your experience and advice, what would you do?
