Alright, let me start by giving you a little background information about myself. I'm a single 26 years old, I am a overseas contractor. I am out of North Carolina but I don't really desire to stay there anymore. I don't own a home yet so I am thinking of moving whenever I return and make a fresh start on life. I do majority of my real estate investing research on wholesaling. But flipping and buy and hold also have my interest.

My scenario is, if you were 26 all over again, with some knowledge on real estate investing, you make almost 100k a year, you didn't want to return to your home town, WHAT WOULD YOU DO?

I was thinking about getting a duplex, renting the other side out, then try to get into wholesaling and possibly flipping later down the line.

I'm just curious of what replies I might get so I figured this would be a pretty interesting post.

@J Scott , man that was perfect!!! Exactly what I needed to hear. Would you happen to know of any post from people that do wholesaling from another state or another country? Is it way more effort that has to be put into it? I'm 100% sure that I want to start now but I'm located in Afghanistan.

This is a first for me so please be gentle. I've been doing a ton of research on wholesaling and I think this will be the go to route for me. But throughout all of my research I still have a couple questions that are kind of holding me back from diving in. I'm going to list them and if they don't make sense or you would like more information about a question to help you better understand, please just say so and I'll see what I can do. So here goes nothing.

What direction is it going? I would honest believe the direction Goldsboro is going down due to a raised crime rate in the past two years or so.

How is the rental market? The rental market in my eyes seems decent due to the military and BHA. A lot of these guys want roommate type setups from what I've seen.

How are schools? Schooling is so-so. Just depends on what side of town you're on.

Jobs? Jobs… Well, well, well… Umm… I think that really depends on what day of the week you ask that question. Of course you have the base, a lot of health care businesses, and quite a few factors so I guess the jobs in Goldsboro are on a come up. Now the pay is a completely different subject...

Anything I should know? Goldsboro is a retirement city. It would be ideal for long term investment but if things don't change up with the crime rate increasing, I'm afraid I could see things going south out here…

Thats just my two cents. I've been in Goldsboro since about 1996. Stayed on both the good and the bad sides of town. Left the US for deployments and contracting jobs but other then that, I'm pretty confident with my knowledge on the area.
