This man has nothing better to do than drag me to every court he possibly can (since he already has) so you are right, he will probably do so again. At least I can write the cost of the storage unit off.

I know this differs in all states, but how would you go about charging for having to hold an evicted tenants belongings? I am told by the court that I have to hold everything for 30 days. I do not want to rent a storage unit as I have lost enough money on this person. I have a 20 ft box trailer that I was going to store everything in for the 30 days. My question is, how would I charge for the person to get their things back? When others move things into a storage unit, do you usually recover any costs associated with moving the items there? Just looking for some opinions as I am almost certain he will not be back for anything.

I agree with @Aaron Alyea

Think of the costs associated with bringing in a plumber. Also costs associated with possible flooding. I would personally bring a few 5 gallon containers of diesel every now and then until the eviction process was over.

I am not sure about the answer part, but he did show up to court and the judge found it comical that the man could not justify why he has the right to stay. I could have gone after him for monetary damages but you cant get blood from a stone and I do not want to waste my time pursuing something that isn't there.

I totally agree but the cops will not touch this guy because he tries to sue everyone. I had nowhere else to turn when the cops wont even touch him.

I do value my time very much, however as I explained to my dad I will need to learn the process. I have a duplex in rehab right now and it is about complete. I figured its better to learn to remove someone on a property that I am not missing cashflow on. I am in a waiting period for subdivision anyway so its really no hold up.

When I served him his court notice on Saturday it was still there. Im going to the township office tomorrow to get my marriage license so I will poke around the construction office as well.

Yes, I was pleasantly surprised at the cost of it. It will cost me another $5 plus mileage ($14) for a court officer to remove him if need be. The sheriff doesn't do that anymore apparently. I was expecting a nightmare because from what I understand Jersey is pro-tenant.
