I have some pretty good tenants right now, but it's alot of work to be a landlord in that city. You may want to get a google number for those tenants that only rings during certain hours...

I have a duplex in salem city that rents for 775 per side, 3 bed 1 bath each if that helps with your calculations.

Purchased a building lot for $10k that included a PDC (pinelands development credit, necessary to build in this area). Sold the lot to the neighbor for $25k and sold the PDC to someone else for $15k. All in 4 months. Never stepped foot on the property.

 Have you spoken to a manufactured home builder about this? I don't think they would build this type of house on a metal frame. Manufactured housing is built to be light and able to be moved fairly easily. What you described is in fact a modular home spec. 

I usually spec an I beam in the center of the basement to use less lally columns but other than that everything else is wood. Are you looking for a metal frame because it would last longer?

I had a squatter living in a shed on a property a few years ago. Took me a year to get him removed, as he was a professional squatter. Luckily I got wind that he had been arrested for something and I moved quickly to get a writ of possession and move his things out. I have a long thread on the topic here if you're looking for some entertainment.

The oil tank should only cause concern to people when its buried. Above ground tanks are fine because they can be inspected easily.

I have a duplex in Salem city and like Mike said, the city is very rough. I like D properties so the place is up my alley. There is great cashflow but I expect absolutely no appreciation there. Also, most lenders wont let you cashout there and the few that will can only appraise your building for $15k because of all the foreclosures.

You will want to contact the county health dept and they will tell you what they have on record for the property.

Hi Melody, what county is this in and how many bedrooms are there? These are factors that will determine replacement cost. As far as hooking to city sewer you will have to call the township and see if its available.
