I figured I would stop hijacking @rob k's thread and start my own about my squatter. For those who didn't read about my issue, I have a squatter living in a shed on a property I bought. The squatter was claiming rights to the land. I filed for ejectment and had court today. It was great watching the judge shoot down everything he said.

That being said, he now has 30 days to get all of his stuff out. The judge asked how much time he needed to get himself and his belongings out and the man replied "well over 90 days" to which the judge laughed. All in all, it was a learning situation that only cost me $39 to date. We shall see if he is actually gone in 30 days. I will report back.

I printed out my own comps based on previously sold and what was currently for sale. I came to my own conclusion and compared it to my realtors price and it was almost spot on. I see no reason to pay a realtor just for comps when its free to access them yourself.

It wouldn't surprise me if this guy enjoyed that music. I googled him and found a profile on exploretalent.com to be an actor. He has pictures of himself dressed up as an army man, referee, wrestler, etc... He should have dressed up as a lawyer. He tries to throw out legal words as if its going to intimidate me. Little does he know, he knows very little.

Well I talked to someone at the construction office and the man providing him with electricity will be receiving a $2000 fine for doing so. I don't foresee this guy sticking around for very long with no electricity.

Isnt it amazing that the lack of heat/water/sewer doesn't phase someone, but the tv being cut off will force someone out? I don't understand people and their priorities.

I would love to demo it but I would have to sit around and wait until I'm sure hes out. Also if I demo it and he claims he had a box full or rolex's in there what can of worms would that open?

My realtor is looking into it. Because the man next door gave up his position on title there are some discrepancies. I think I will just go through the process. I am almost finished renovating my first rental, so at least this way I will know the process so it doesn't take me extra time when dealing with an actual tenant.

I thought so too, but the cop told me to just go through with the eviction process because this guy is one of "those" people. I would imagine if he is on a first name basis with a cop then I am not dealing with someone who will go easily.

Ok, so I purchased just under 6 acres that was about to be lost by the owners to back taxes. The property has a couple old sheds on it. I closed on the property on Friday and visited the property Saturday morning. I walked into a hole/crawlspace/??? under one of these sheds because the shed was boarded up. I heard a TV on above my head inside the shed!

I came out and banged on the door and the guy wouldn't come outside. He claimed he couldn't open the door because they were busted and he was "fixin' to put new ones up." Anyway, he claimed totally ignorant to the fact that the property was for sale (regardless of the fact I had been there three times and there was a sign up for a year!) and then he began to tell me he is a realtor for PA and owns several properties there yadda yadda.

I told him I am getting an officer and he will be served and must leave. He asked for my phone number so his attorney could call me and I MISTAKENLY gave it to him. Now I receive phone calls every hour with him spouting out claims that the property is his and he doesn't believe I bought it and no one had the right to sell it out from under him. Once he decided to insult me by calling me a punk I told him if he contacts me again I will file harassment charges.

Come to find out, this guy is the son of the man who lives next door. The man who lives next door was 1 of 4 heirs to this property years ago. The man next door was 1 of 4 people who received a check when I purchased this property. The man next door is also the person who is supplying this shed with electricity via an extension cord.

So now here I sit waiting for my court date for an ejectment since we were never in a landlord/tenant situation. Still waiting on a call from his attorney as well. LOL!
