I truly believe this man would like gangsta drug dealers next door so he would have something to complain about!

Long story short, neighbors yard is lower than mine and he has been complaining about standing water after torrential downpours. County came out twice and said its not my problem; he has too much pavement and too many downspouts (multiple out buildings) going to one point. I have done everything but pay this mans taxes to appease him. The day of my open house he puts this sign out. Is there any legal recourse for this?

Ryan Watson My house that I currently live in is on a "bad street" as per the township. I was warned plenty of times not to move to this street as there are shootings/drugs etc. I have been here 3 years now and have absolutely no complaints. No one has messed with me in any way; I'm assuming that they do not want cops coming around to hinder their activities. I just purchased a duplex about 45 mins away from me in a rough area and I am in the process of rehabbing it to rent. Bad areas do not scare me, I just keep to myself and I have been left alone. I am not saying that something couldn't happen tonight, but I do feel generally comfortable at both properties. (Jersey is a hindrance to the 2nd amendment so I cant even carry any of my guns!)

Pulling down a ceiling I had a box of used needles drop beside me (luckily not on me). However, my favorite is finding old pictures of people taking them home and then putting one or two up on friends refrigerators mixed in with their family photos.

James Vermillion In order to go with the 3 bedrooms the floorplan certainly would have been a wreck in my opinion. My closest comps are a 3/1 with 400 sq ft less for $190 and a 2/1 with 600 sq ft less and half the lot size (I have 1 acre) for $155. These comps are all single story, so I am assuming at least for the 3 bed that the common areas suffered in order to make these bedrooms happen. I guess I could have put a bedroom downstairs but the house is open concept and almost a perfect square so I feel that it would have been very awkward. (btw I listened to your podcast this morning, good stuff!)

Hello everyone, I just finished my first flip and I am ready to list it. It is a 2/1.5 two story 1364 sq ft that started out as a 1/1 cape cod. I tore the second story off and went with a cantilever on the back and added the second bedroom and additional bath. My realtor says I should have gone with a 3 bedroom instead of the two large rooms with lots of closet space. So I am just looking for opinions on if I should have done that or not. The house is finished with higher end things (granite hardwood etc) and it has 2 walk-in closets in the master and 1 walk in closet in the other room. My idea for this house was for a couple whose kids were all moved out and looking to downsize, yet not settling for a small shack. Did I make a big mistake picking that as my target market? Should I have packed the house with bedrooms instead? Thoughts?

Also, if you were converting to city sewer, you have to dig and lay pipe to the road and then the utility company will charge you a hookup fee (I think it was $600 here but dont hold me to that). As far as getting rid of your existing septic it needs to be pumped out and then inspected then filled in.

Is it a septic system or a cesspool? Jason Brooks The reason I ask is because in Jersey they will not let you sell a house with a cesspool, I was made to replace my functional cesspool with a new septic which I hadnt budgeted for. I would look into this for MA. As far as time to do a septic, I can do a septic in one long day from start to finish if all materials were on site and inspections werent necessary but that is never going to happen. I would plan on a week from start to finish once you get your permits and septic design. I cannot give you a good ballpark on price because there are too many variables. There are two different types of septic systems that I am aware of: chambers and pipe/stone. I do not favor one more than another they are both relatively easy to install (I have installed both kinds). I also do not know the price of stone and sand in MA. It should be easy to figure out once you get your septic design. Dont let a septic intimidate you! If you have access to a backhoe and a transit or laser it is very easy to do! Dig hole, get inspection, put in sand, get inspection, put in stone, get inspection, set tank and lay pipe, get inspection, lay fabric fill in to grade, get inspecton. Sorry for the long winded reply but I dont want someone else to have the problems I did! Good luck!

I have been trying to make time to check out a meeting at south jersey investors. www.sjreia.org I believe they have different subgroups for south and central jersey.
