Dominique Littleton Your analysis on the Nova market is right, it's very tough to wholesale in Nova. It comes down to economics for home sellers. Why would a distressed seller sell for under value when they can put it on the market and sell for at or close to market? There's enough investors with money in the area that will purchase for appreciate alone, and can afford to pay even over market value. Hopefully you have come to this realization without wasting too much time and money, it's good that you know this now so you can learn! The best thing to understand is what are your goals with real estate? Are you trying to build a real estate business, an investment portfolio, etc? There's a lot to be learned in our market and a lot of people to learn from. In other words, why do you even want to wholesale as opposed to becoming a real estate agent, or working for a lender, or learning the industry in a way that can actually make you money in our market. Once only identity your goal, the decisions become easier.

@Justin L. The basement apartment rental is a great idea, my broker did that on her first 3 homes and still owns all of them as rentals today. 

There are several selling expenses that you want to account for when analyzing the deal if you plan on selling in 2 to 5 years. You want to run a Buyer and Seller Net sheet to account for all of your closing expenses. If you plan on using it as a rental property, it would be a good idea to run the numbers through an Investment Calculator as well. I run Seller Net Sheets and Buyer Net Sheets for all of my clients as they analyze their situation (accounts for closing costs, taxes, etc), and run Investment calculators for investors looking for rentals. It would also be a good idea to have a CMA done for you so that you can see what the market looks like as a whole.

There are a quite a few areas within to commute to the Pentagon. Falls Church, Alexandria, and Vienna all have quaint parts to them. The Falls Churh Farmers market in Falls Church City has one of the best Farmer's Markets in the area, open year round!
