I have been saving for my first home, and plan to buy this home in a college town. I would be renting out the additional rooms, likely to students. My thought is that the student's parents would likely be paying the rent, and are therefore more reliable to pay on time. Does anyone have any tips or words of caution for living with tenants. I am 21 years old, like plenty of college students, so age would not be an issue with them.

I am 21 years old, and ready to buy my first home. For the last 2 years I have worked for a property preservation company specializing in foreclosed and REO home maintenance and rehab work. I plan on traveling the world, to explore my culinary interests, and real estate presents a great way to earn money while traveling. My plan is to start off with the purchase of a buy-and-hold rental property in a booming college town. I would initially be living in this house and rent the extra rooms out, for about a year, or until my first adventure calls my name. From there, the house will be fully rented to college students.

After the initial house, the possibilities are endless, and I do plan on buying several additional properties once I have earned enough equity on the initial purchase.
