Laura makes a good point. If you really want someone to be invested in your deals 100% having your own license is the best way to get that done.

The truth is, the only REALTOR you will find that will be at beck in call, is someone that doesnt do many deals. That's a different type of agent, likely someone who is new. At that point you're better off getting your own license.

Elizabeth Nourse might have an agent that can help you, depending on what you are trying to accomplish. The biggest thing is finding an agent that meets your expectations, but understand that they should also be vetting you to fit their expectations. It's easy for an agent to get in over their head and try to help, without realizing what you are looking for. Finding a good fit is a two-way street, and you should find someone that will try and screen you just like you are screening them.

@Eva Karnaukh I often go to Capital REI, which meets in Fairfax every month. I like it because they dont sell or pitch any products. I haven't been to CAZA yet, but I know Rob Chevez (the founder) and he is great guy, knows the business well. I'll be interested to hear what the meet-up is like!

I second what Russel said. Take a look at your comps again and see if the price you are asking makes sense. The seller has no need to come down to your price if the market is higher.

Welcome Louis Feldsott the biggest piece f advice I may offer is to find out how you can add value. Bring value to an experienced investor or real estate pro and the ROI on your time and work will be tremendous.

Stacy Weng I live in Centreville too, welcome neighbor. There are quite a few private lenders that have experience in our area. They are quite active in the meet-up groups that I attend, more so than online, since people will go to where the money is :) Your experience will be a great addition to the local meet up groups. There is a great one that meets in Fairfax each month. Checkout Capital REI, it's one of the few that doesn't pitch or sell any products. I've met quite a few lenders there.
