Shawan Hopson Russel's right, reading on BP and attending meet ups are the best way to learn. After that, your job as a newbie is to figure out how you can provide value. There are plenty of knowledgable folk willing to teach someone, but you have to bring something to the table. It took me a little while to figure that out, but coffee meetings and lunches only get you so far with what someone will teach you.

Capital REI is one of the few meet ups I have been to that does no up selling. Not to be confused with Capital City REI which I'm told does sell things some. Another one is in Tysons, I forget the name but they meet the last Thursday of every month.

Hey Adrion Thomas welcome to BP. It's great that you have ambitions to wholesale and get your license. From my experiences it's definitely important to find a broker that understands wholesaling and can help you in your business. Interview a bunch of brokerages and find one that fits you!

It would depend on the town. The town of Vienna for instance has some strict coding laws that require more costs and analysis for building. Have you contacted any local builders?

Hey Percy Vasquez I recommend shopping around with several mortgage officers. The big banks aren't necessarily the best, but it's always nice to see your options. Once you see 3-4 different lenders you can start laying out the pros and cons to each, and put them against each other. In addition to banks, you can checkout local mortgage brokerages that specialize in mortgage loans.

Nick Thomas I like the motivation and willingness to put yourself out there. Generally I have seen more investment activity in Prince William county than almost every other area in Nova. Md and DC have opportunities for higher rent-to-value, but in PW County even a 1% rent-value ratio is pretty good, and they are out there.

Hey Darryl Guinyard welcome to BP. Always nice to see other agents that are investor savvy! Do you attend any local meet ups in the area?

Kendra Dillard just some advice from personal experience. As a licensed agent it's crucial to have a Broker that understands wholesaling. Hopefully you can work with someone that understands what you are trying to do in the space.
