@Frank G. The group @Elizabeth Nourse mentioned just met last night in Fairfax. The focus was on lead generation. How the meeting typically goes is a guest speaker speaks on a particular subject (usually voted on by the group) such as commercial investing, flipping, financing, etc. After the guest speaker presents, they answer questions. Then the majority of the meeting is left for networking. 

I always learn the most from these meetings. Bigger Pockets is amazing, but the meetings hyperfocus the online content and make it relevant to our market. I'll try to find out when the next meeting is if you're interested.

@Frank G. Congrats, sounds like a great start to your investing career!

As Reid mentioned, there are some great REI's in the area (my favorite meets tonight). There you can network with lenders, contractors, other flippers, and professionals alike! In my opinion, those are the best place to learn.

Always glad to see other young people getting into real estate, see you around.

I would notify them of the lease violation, and proceed with eviction if no other reason than to cover your back. This may be a different situation if the prior situation did not already happen, but given the county cut you a break once I think it would be best to have documentation of you being proactive to rectify the situation. Even if the eviction doesn't happen in time, on paper you are covered.

Tony Johnson First off all welcome to BP, and congrats on taking the first steps towards your investing career. You have a great story! Learning from professionals is a great way to get started. I recommend networking at lo Real Estate investing Meetups, there are several good ones in our area. From there you are likely to connect with seasoned investors, industry professionals, and other people just starting out. Once you start to hear other peoples stories, you will be equipped to build a plan for yourself which really is important. With all the different routes you can take it helps narrowing it down, I read and thought about so many different strategies before honing in on my goals. Hope that helps. Welcome Nadina Jones I highly recommend attending some local meets if your schedule permits. I always learn a lot from he flippers at those meetings.

When I was in college we looked a year in advance. So for Fall of 2017 start marketing in Fall 2016. Every markets different though . Find out when everyone else in your market starts, and then start a month or 2 before them.

I disagree with @Account Closed on this one. I think what he's referring to is wholesalers pitching deals as X Cap rate, therefore its a DEAL, yes be weary. While cap rates are a commercial term, they can still have a role in SFR investing. It helps you calculate ROI. Talk to some local investors and private/hard money lenders.

There's a great REI group I go to with hard/money and private money investors. I know some bank asset managers as well.

@Scott DeFries Welcome to the site and congrats on your first rental property, that's awesome!

I would say financing is the biggest thing to figure out. Once you have that nailed down you can focus on the types of properties you would like to acquire as rentals, and start analyzing deals. Meet-up groups are great places to learn of creative financing options.
