Hi Briaryn Jackson always great to see other young people interested in real estate. I'm in college now too, working full time as a realtor. Its definitely doable. @Glenn Szilagyi There's a group I go to called Capital REI, but its not the one @Jose Sisonis talking about. 

This one meets in Fairfax off of University Dr.  They never try to sell anything. Its usually about an hour presentation about a topic that the group votes on prior (tax liens, lead gen, commercial investing, etc.) and then an hour or 2 for networking. Reallygreat group 

I think theres a meeting coming up soon, I'll track down the details if you're interested.

Hey Silas Lee it's great to have you on BP. I think with any prospecting, it is a full time job. That doesn't mean you can't do it with a gull time job, but how can you leverage your capital against your time to do the deals you want to do? Perhaps you hire a prospector, or a real estate agent to help send you deals. Most of the investors we work with at my firm have full-time jobs so it is definitely manageable. It just depends on what you want to do with your time.

Joshua Smith Deals are tough to find in the Dulles corridor, though they do pop up from time to time in our analysis. My broker created this pretty cool tool that identities properties that are undervalued in the market. We see them in Prince William in Virginia, and Prince George, Charles, and St. mary's counties in Maryland. What that allows investors to do is then go in and identify which are the best deals based on the info we have provided. Of course you could try mass mailings, or hooking up with a wholesaler as well. Feel free to reach out if you have any questions.

Hey @Todd Krzeminski it's a great idea! I chime into a couple of these accountability groups, it really helps to learn from each other and stay on top of things. I'm also an aspiring buy-and-hold investor, and a licensed agent as well.

Tough to find multifamilies in Fairfax/Loudoun because of zoning restrictions, and many other larger economic factors. The jurisdictions have done this in large party to keep property values so high. 

You will find some in DC but few and far between. Have you considered buying a rental property, and effectively house hacking it by renting the full unit out and offsetting your living expenses?
