Starting with the End in Mind
Lurker alert!
I finally have time to become active on the forums. I finished my master’s program while working as an engineer for a DOD contractor. I love my job and I am planning to do real estate in conjunction with my current career. Thank you BP for the wealth of knowledge you’ve made available. I hope to make my own contributions as I make progress in real estate.
My ultimate goal is to supplement my income by attaining and renting safe, affordable units which are located in convenient locations of the Northern Virginia. The locations I am considering are Woodbridge, Manassas, Stafford, Fredericksburg, Fairfax, Springfield, Alexandria… (that should trigger a lot of keyword alerts)
In the interest of time and not boring everyone with a lengthy introduction that will spell out all my real estate aspirations… I’ll keep blog post with any personal updates and lessons learned.
Time to hit the ground running!

Welcome to BP @Rafael Reynoso. Some of the areas you have mentioned are good appreciation, and others better for cash flow. As you move further away from DC, the prices on property can drop significantly, but the rents do not drop a corresponding amount, thus creating better cash flow a little further from the city (in general), but the places closer like Fairfax and Alexandra offer better appreciation plays.
