Looking for feedback from Private Money Lenders

First off this is not a solicitation for a loan!

I am new to REI and wanting to know what information a Private Money lender wants to see to determine if they would be interested in loaning the funds.

What I ask for (though most of my lending is local so I actually have access to more info than this):

- Address of Property
- Copy of Contract
- Pictures
- Copy of Tax Record
- Comps from a Professional Source (CMA or appraisal)
- Proof of Funds for investor's portion of the deal
- List of Repairs
- Estimate of Repairs
- Experience of Investor
