I am inquiring for a friend of mine.

She is being sued by a tenant dating back about 8 years ago that she can't even remember.

She was wondering if anyone else had been through this and what the outcome was?

Has anyone been sued for lead paint because of tenants complaining?

You can buy properties low and get high rents. You can buy properties in the $40,000 range and get $1000 a month rent or more per month. Great cashflow, but no appreciation.

You can buy these houses at market value and get these kinds of rents. That what makes it a great buy and hold market.

You won't make a living here wholesaling properties. I know an investor here that tried and was good at it, but he said there was not enough spread in the deals to make it worth while.

Syracuse is not a great market for wholesaling. It is a great market for buy and hold.

Find a local investor looking for help and do what you can to learn and earn with them.

Mat,

Here is an example of a recent experience with our PM company:

We have a duplex and there was some kind of problem with a backed up sewer pipe. Our PM calls Roto Rooter and they want to charge $200 to $300 to clean it out.

I then call a different company and they will do it for $90.

The management company had no problem wanting to use Roto Rooter? They don't want to waste time looking for the best price.

This is how our profit was getting eroded away every month. We were netting $200 to $300 per month for duplexes and they would eat it up with inflated repair costs.
