Tod,

I would believe that if you can manage 25 singles, you wouldn't have a problem doubling or tripling that amount. You would already have a system in place.

Also, single family rentals would have people that stay in them longer than multi unit properties. Less turnover.

Very simple in theory, but you will have to work to get your $100 per door properties.

You will need to market yourself as a buyer and then weed out the ones that don't make sense.

I have looked at over 100 properties in the last few weeks. On paper and driving by. Of those 100 looked at, I made 2 offers.

If you had spots that were worn to the bare wood you typically would sand the the rest of the floor to the bare wood and apply 3 coats of new finish.

If this is a lower income rental that your working on. I would just lightly sand the the floor (not cut it to the bare wood) and go over it with another coat. No sense in doing it correctly if it is just going to get trashed a couple months later.

If your interested in their services negotiate what you want in the contract. If they don't want to negotiate, move onto to someone that will.

I would be more worried about the coverage. Sprint in my area is horrible!

You won't want to use wax. If the polyurethane is still on the floor and you don't have any spots that are worn down to the bare wood, then you can do a recoat.

Rent a square buff sander and rough up the top coat of finish that is there. Sweep and vacuum up the loose dust and then apply a new coat of urethane. Make sure you let it sit for a week or two before moving someone in, that way it will be fully cured.

Will this be a low income rental or higher end?

If it is low income, go with an oilbase finish. It will last longer than cheap waterbase.

Yes, ask them how many coats they apply. Over 3 is just overkill. Some guys do thin there poly with mineral spirits though.
