I have had Google Wave for a few weeks, but I am not sure how to use it yet.

I am an investor located in Syracuse, although I am not into MH's.

There is a real estate club in Syracuse called REICNY. I believe there is couple of the members that invest in MH's. You may consider joining so that you can learn and network with others.

Are there any repairs that need to be done?

You should also make sure that you won't be inheriting any bad tenants (non paying).

Justin,

Can you find out why the taxes are only $1400 per year? They are too low.

You may also have a lot of turnover with them all being 1 beds and studios.

Also, how can they guarantee 95% occupancy for 3 months? If they can get it to 95%, then it shouldn't be at 80% now.

Ben,

It is going to be difficult to buy in the $175K to $250K range with only $10,000 to work with. Especially if you plan on getting financing through a bank. They are requiring at least 20% down. As Nationwide said, it will also be hard to cash flow in that price range.

If your just starting out investing, I am not sure it would be a good idea to start investing over distance until you get your feet wet and build up some cash reserves IMO.
