Most things are negotiable.

Find out what they charge for repairs. Do the have a have a repairman that works for them or do they hire it out. Repairs will be cheaper if they have their own repairman. If you can handle any of the repairs that come up, maybe you can work this into the agreement for a discount on the monthly percentage they charge.

They should give a discount for multiple units if you plan on having many.

You should also receive any late fees from the tenants. Some property managers like to keep these for themselves.

If your looking for cash flow properties, you will have to buy in the city itself. The properties in suburbs aren't priced to cash flow and there isn't any appreciation.

Typically a 3 bedroom will rent for $650 to $750 per month. I have a duplex that I bought for $53,000 and put in about $7,000 for a total of $60,000 that is currently grossing $1450 per month. I have another single family with 4 bedrooms that I bought for $20,000 that is rented for $750 per month. It will need some exterior work in the future, but great cash flow.

Evictions are straight forward and will cost about $350 to $400. I have property managers, so I don't have to deal with them.

Corey, I am located in Syracuse NY. This is a good market for rentals. It is about a 4 1/2 hour drive from NYC.

I agree with Tom.

If you get a qualified hardwood flooring contractor, they will have no problem sanding it off with a 220v sander.
