We were paying 10% of gross rents.

I agree with Will. Great in the begining but then it goes downhill.

They don't fill vacancies fast enough and the expenses are double what they should be.

In the end you will break even or lose money, at least in my experience.

I believe Google has stopped development and support of Google Wave.

It is still available to use though.

Try Google Gmail and contacts. It is free and convenient. You can also export the contacts and notes as well.

Justin, what software are you using in place of "Real Prospect"? I was considering this, but was also looking at Microsoft Office with contact manager to keep track of mailings.

Instead of cold calling a lot of people, it might be easier to contact accountants or financial planners. The may have clients that are looking to invest their money in places other than the stock market. The accountants and financial planners would alert their clients to the opportunity your offering, a great way to pre-screen for leads.

If you cold call, be ready to answer any detailed questions they have such as what amount of money your looking for and how it is secured, what will be the rate of interest they earn, and what is your business model.

You should also have all your information in a presentation format that you can go over with them with in person if they are interested. This could be done in a group setting where you get 3 to 10 interested people together and do a presentation showing charts etc.

One thing I have not seen mentioned, is that it is possible to move to another country where the cost of living is less expensive. I have been doing some research on the Dominican Republic and may purchase a home there (depends on wife)!

I purchased 50 of them (18 x 24 yellow ) a few months back at a landed cost of $1.09 each. It looks like they raised the price though.
