Firstly, if you tell my sister to sell you anything, I'm gonna keyboard slap you

So, in tonights class(RE licensing) we were taught legal property descriptions or something like that. Basically, it was a 4 hour class teaching us how to determine a legal property description

anyways, there was some stuff about it like, here in Arizona the starting point, benchmark, principle baseline, principle meridian or G.& S.R.B.& M. or whatever other name you can think of to say Arizona's basic starting point is around 115th ave/ Baseline (for us locals, otherwise you don't know where that is).

That is where the land survey stuff started

Alright, without giving away too much, I will say this. A 'Section' is/has 640 acres. Also, you do NOT need to draw anything out if you understand the formula.

Section 20 nw 1/4, sw 1/4, se 1/4; Section 21 ne 1/4, ne 1/4, ne 1/4, ne 1/4

How many square feet did you just buy?

How can a 1/4 of a section (640 acres) be 40 acres?

I think you added a 1/4. If you multiply your answer by 4, you get mine. :)
