The big advantage now is that you do have a job and income coming in. You can start part time and learn the business, then slowly transition to it full time if it is what you want to do.

For those that do rent to own financing, can you send me a copy of your agreement? I would like to see an example of how it is worded.

I am not looking for the lease part of the agreement, just the seperate rent to own agreement.

There are many California investors that have bought in my area. You can get reasonably priced properties that cash flow. Not much appreciation.

From what I have seen, most of them have gotten crushed! I am not sure how they got into this situation. They must not have done their homework.
