Hey Newbies just wanted to share something that has really helped me and really was instrumental to me finally getting my first deal, rehabbing, and getting tenants in the property. Now this isn't some that is going to magically get you deals but its a way to keep you focused and on track. I learned this from an awesome Non Real Estate Book I read..   Yes I love football ha but some of the things Bill Walsh did really struck me as fundamental ways to keep pushing forward, motivating, asking questions, following through and not forgetting anything. The Tip is making lists... I make lists for what I want to accomplish and what I need to accomplish every month, every week, then I break that down into a daily list. Having a day job, a 2 year old, investing out of state and starting a local property management company is a lot on my plate and this tip really really has helped me... I did this everyday for a year... here is a page in my book and what it  looked like...  now I'm not some baller investor who knows it all... I'm still consider myself newbie and probably always will haha... but just thought I'd share... Enjoy

Post: Refi.. Paint whole house?

about to start shopping around for a refi on my rental. I own the property out right... My question is should I paint the entire exterior before refi or just paint the trim and fix areas that need a little "love"? I don't want to over extend (use all contingency funds) and paint the whole house/garage if its not going to greatly increase the appraisal... that money id be saving from not painting the entire house would stay in the contingency/capX fund. 

I hear refi appraisals are a little tougher to get top dollar on the appraisal.... 

My gut feeling is that I should paint entire house in hopes of a better appraisal.

Maybe this may help...Blue collar area... bought house for $31,000 comps showing $55,000-$60,000...  shopping for a 50% cash out refi

@Marcia Maynard Fantastic reply, exactly what I was envisioning was your horror story about satellite installs.

Having it in your rental agreement is key..

The address alert system is interesting.. going to look it up in the area of my rental and see if such a program exists.

My tenant wants to get Satellite T.V. instead of cable..

I have never hung a satellite dish on my roof before... but Im guessing depending on the person doing the work it could possibly create damage if not done correctly..

Should I allow the tenant to go ahead with this? what are my risks?

anyone else had good or bad experiences with this?

Should damages come out of her deposit?

or not allow this to happen at all?
