I would start with education, I just completed my first deal and I studied for about 2 years.. kind of dabbled in wholesaling then found buy and hold was perfect for me to start out with. I bought my first property with every penny I saved for 10 years ($30,000) and even sold my wonderful BMW to cover my contingency budget. It was the best decision I ever made.. but without my education,friends/colleagues the outcome could have been much different.

ps Never trust a Guru.. they will never get you a deal... no matter what they can do for you... YOU are the only one that can get a deal.

@Mike L. your goal is similar to mine, I just posted my numbers for my first deal! check it out. Honestly I just jumped right in and did everything for my first time and learned as I went. It was a phenomenal process and I learned a TON. I did all this with the help of BP and the community here. Its quite amazing actually.

Hey, have you tried the bigger pockets rental property calculator? if not you should try it.

From what I can see there is not enough money per door per month for me to go after this deal unless I'm putting 5% or less of my own money into the deal.. I think your vacancy factor is far to low, I always do 8.33% no matter what. @Dave Savage had some great points on PM fee's
