@Bonnie LloydYes, thanks for asking. I ran his credit and background... turns out he was not the greatest guy, but with that being said he is also the parents of the tenants children. So I told the tenant that he is not allowed to stay there for an extended period of time with out proper notice and he his not a resident of the house. Since then there has been no issues and she has been a great tenant. @james L

I just read the first post and if you can get a roof done and permitted for $4,000 I'm investing in the wrong state. (be careful of under estimating rehab costs) I probably over estimate rehab cost a bit and it prob makes me loose out on some deals but at the same time the one I get I know is a deal. 

Your head is in the right place! keep looking... I looked at 28 properties before I got my first one. its a TEAM sport! 

Do not go after this deal unless you offer much less where the numbers makes sense. Im about to start making 10-20 offers a week (low ball) i don't care if they say no because the one that says yes is a great deal. You are on the right path, keep it up my man. stay positive and dominate the market.

Real Estate Investor Meet up in Santa Barbara County !!!

Dwell Real Estate Group is hosting its 2nd investor meet up on Tuesday, May 5th, 2015. This is an open-forum type of gathering with the aim to help grow your business and increase your network. I encourage everyone who is active in real estate investing or private lending to come and bring any associates who share your interests.
The assemblage will start at 6:30 p.m. Location for the event has been secured but due to the location (awesome) and the size(small) we are asking that you please RSVP and we will provide the address 48 hrs before the meeting. We'll begin with an introduction from Dwell followed by a meet-and-greet to grow your network. For those of you with success to share, deals you'd like to partner up on, etc; we will be hosting a group discussion for part of the event for all who would like to participate.
