Refi.. Paint whole house?

about to start shopping around for a refi on my rental. I own the property out right... My question is should I paint the entire exterior before refi or just paint the trim and fix areas that need a little "love"? I don't want to over extend (use all contingency funds) and paint the whole house/garage if its not going to greatly increase the appraisal... that money id be saving from not painting the entire house would stay in the contingency/capX fund. 

I hear refi appraisals are a little tougher to get top dollar on the appraisal.... 

My gut feeling is that I should paint entire house in hopes of a better appraisal.
