Hey Bp looking for some help.... A buddy of mine @Ron T. who is a seasoned investor is looking for recommendations for a quality real estate agent in the Ventura Ca area... He does flips as well as buy and holds so he is looking for someone with experience  working with investors... he also already knows of a property he wants to view!

Looking for some tips as I fill out my refinance application.. How can I fill out the application to my advantage so I look better to the underwriter. Now I'm NOT talking about lying so relax ha. I just want fill it out in a way that puts me in a better position to get the best rate and terms possible. Have any tips? Pretty please with a cherry on top.

I would do separate campaigns for each... One branded, one non branded, then a generic one that is not personal. Different types of people will react to different types of marketing so that is why it is important to try different campaigns with the same list.

Everyone thanks for the responses, they all were taken into consideration for my decision.. In the end I decided to allow the tenant to get satellite tv under the conditions that it will not be posted on the roof but rather in the back yard out of site from the street and with minimal wires showing... Hey if I have a bad go around on this topic I will not be allowing it again. I will keep everyone updated on how it turns out.

I agree with this statement as I was not expecting every landlord to come running at me with open arms. With that being said I do believe I can get a response rate similar if not a little lower than a wholesaling campaign to "tired" owners. At the end of the day one deal is one deal more than I had before the mailing and full management is monthly income for my business. I'll take it and smile.

I was not aware that if the tenants win the case it does not become public knowledge... Is there a law in place for this? Seems interesting and something I will need to follow up on. Do you have anymore info on this? Thanks for mentioning it !

@Thad Miller That list will show me what property owners are constantly evicting tenants, thus they probably have a poor management company or are poor managers themselves... In which case my PM company may be able to help them place a good tenant in the property and thus gaining a new client.

Has anyone had any luck getting ahold of an eviction list for Santa Barbara county? I cannot locate it online and have been getting the run around from the county clerk.
