@Frank Geiger I didn’t make a offer, I just came across and wanted to practice . I do know as far as cash flow I have to get at least $100 a door , the Cash on cash I prefer to be 15% but anything under 12% I really don’t want because I can get a better return on buying more trucks in my trucking business, for this particular home they are asking 189k I would have to make a offer at 150k Just to get the 12% from he numbers.

@Jose Perez I didn’t get to make this one, I’m a truck driver & got caught up 4 hours away and couldn’t make it on time , but this month I will just clear my whole day to make it to April’s event

@Jaysen Medhurst thanks for the help . The property just went under contract, a broker sent it to me and I did the numbers to see if it was a good deal , your input really help me understand it much better thanks so much

I had been following Lisa Nichols on Bp and I was intrigue with her 30k method. That where I for the $50k from @Michael Ehmann but not I’m just going focus on getting my own capital ( Try to save $25k in 6 months ) by that time I should have figured out what direction I would like to go.  I appreciate you responding & reaching out
