I would like to buy and hold properties under the $50k and lower  range in atlanta & surrounding area. What area would be best to start looking? Are there any investor friendly realtors that deal mostly with these type of properties, & I'm very open to advice from other investors that have experience in that niche, I understand that these are the houses and area everyone wants to stay away from, But I've learn that there are people out there that know how to handle these area and I would like to learn for them if possible

@Michael Ehmann that was perfect info . I had did the number exactly the same prior and came out the same, yes they do have renter restrictions. Owner occupied only which I had found out but I was curious about all the other townhomes that come up around the metro that are low price like that , but it doesn't seem like the route I want to start with it

I’m noticing the home prices in the 30318 area are rising I see a lot of rehab and construction going on in that area, reminds me of how Kirkwood was years ago, any investing there ?

Thanks you guys , yeah I see a lot of mistakes I made, the insurance number I rip off the Zillow Description, & I the pmi I screwed it up when I had it at 3.5% at first but then I was trying to get my net profit to $250/door and I change it to 20% to see what would happen to the monthly cash flow , speaking of that what is a good number to have as a amount on the doors? I know Brandon has to have at least  $100/door , so I was wondering is that a good rule of thumb?
