Newbie looking to buy and hold low income properties atlanta
I would like to buy and hold properties under the $50k and lower range in atlanta & surrounding area. What area would be best to start looking? Are there any investor friendly realtors that deal mostly with these type of properties, & I'm very open to advice from other investors that have experience in that niche, I understand that these are the houses and area everyone wants to stay away from, But I've learn that there are people out there that know how to handle these area and I would like to learn for them if possible

I am an agent with an investment brokerage that exclusively buys and sells investment property all over Atlanta; anywhere from 45-60 a month. These are typically split between fix and flip properties, and buy and hold properties. Most of what we buy in that price range that is already cash flowing will be in S.ATL and South of 285. Places like Jonesboro, Riverdale, Hapeville, East Point, even Covington, and places over in Fayette County. We actually purchased a house all the way down in Columbus for $25k that was cash flowing quite well. It can definitely be a daunting task to take on these properties, but from what I've seen, tenants typically stay for quite a while. You can cash flow these above the 1% rule in most cases as well.
