@Tim Herman thanks , I was asking because the home is a quad plex that is going to be bought by a partnership, one of The partners is going to live to get the 3.5 down , the 50% money is coming from the other if it can work like this , but both want ownership in the deal 50/50 ?

If I'm a first time buyer, wouldn't I qualify for a 3.5% down payment , and could I buy a home , and then do a quick claim deed ( warranty deed) over to my LLC for quad plex I'm looking to buy, and I would I guess house hack one of them rent the other 3 out,?

what would you classify as A,B,C,&D neighborhoods of Atlanta & Surrounding areas ? 

I’m trying to learn my areas and I figure I would ask bp to correct me if I’m off, I assume Buckhead would be a A class 

Smyrna B class , C class would be , 30331 area , & bluff area/ vine city D class ? ( even though it’s transitioning) but I’m new to this so I need some help trying to figure out if I totally got this the wrong way.

 yeah my purchase budget is under $100 more so in the 50-75k range

That's great information for me to know , cause I'll find properties all the time that are reo and it will be listed like 72k, and I'll see that bank captured at 61k I be like let me offer 63k since it's been on the market for 97 days especially when I can see comps & property near are 85-100k , so I guess if I can get my numbers to work for me as far as what I'm looking for in ROI , & cash flow , if there asking number hits my numbers I should start pulling the trigger on offers

@CJ M. on those REO , foreclosures type properties on mls if there listed like $50k do you still go in with a even lower offer or do you mostly do right in and be like I got 50 I can close quick, or do you still offer much lower and work up from there ?
