@CJ M. yes this is exactly what I’m looking to do grab something be all in under 60 refi . And yes you do have a great point when you tell them you paying cash and close quick that does seem to make things move at a better price and faster . Thanks so much for the tips

I have a question, that I think some of you may be able to help with, ok I was looking for homes I could purchase around the 40-60k Arena and I went to put in a offer on a home that was $50k , but in my mind I was looking to finance, put 20% down put in about $12k in cosmetics repairs , but I was informed that it's hard to get a loan under 50k, which I do have the money to pay cash but I necessarily didn't want to tie up the money, I was like I rather buy a 100k home and put 20k which will still give me a better leverage angle but then someone told me i could buy a home 40 cash Put the money in for repairs let say it's 20k which would be all in For 60 and get it appraised, let's say the appraisal is 95k , you can go and get it refinance and pull the cash out and go do it again on another property, only thing is, if the property is in a LLC it harder to get banks to refinance, I might have to go to a private lender ( assets based lender) and get them to refi . Does anybody else find this to be true or have any tips, pros/cons ?

I’ve been drawing interest lately in the Atlanta 30331 market, I’ve always admired this area , because I’ve always saw the potential in it, most people before would have never even thought to invest in this area but now it seems to be one of those area where I’m seeing a lot of rehabs, along with the Collier heights & grove park 30318 area , I’m looking more so buy and hold more so on something that needs more so cosmetic repair , not the full rehab , and  I’m having trouble trying to narrow down a market to focus on, my main target is cash flow , 10-12% net returns, 20% gross returns , anyone have any suggestion what market in a 50 mile radius of the Atlanta metro area I should maybe focus on ?

I’ve been coming across a lot of Macon ga off market deals, that are super cheap & from the pictures the home look livable, which some actually have tenants so I’m wondering what the pro & cons . I’m strictly looking for strong cash flow, some of these houses are selling for low twenties & are renting high six hundreds, one thing I see is the average home value is exactly what you pay for low twenties but if I’m buying strictly for the cash flow, what’s the harm ? Maybe I’ve been listening to Clayton  Morris from Morris invest too long 🤣🤣🤣🤣
