Contact to them to learn their lending criteria then present them with deals that fit.  It may make you feel more comfortable if you get local references from people that have lent to before.

Theft is the biggest challenge.  Materials are not covered while the properties are vacant and being rehabbed with most policies.

In some instances it makes sense; prime area, experienced rehab crew, and adequate funding.  These deals are for well capitalized and seasoned investors.  I would not recommend for a newbie!

PM me.  I have a couple CPA's and Attorneys I can refer.  I commend you for starting there first!  You could end up in big trouble if your business is not structured properly.

I have found Quicken to only be able to close deals that "any" lender could close.  They suck when it comes to complex or creative.  Moreover, several agents have told me they advise their sellers to not accept offers with Quicken approvals.

That non agent or agent who isn't trying to sell his or her own listing is an independent third party which is very valuable.  I've had OOS work with me simply because I am knowledgeable and wasn't trying to shove specific properties down their throat.  You have to make sure the people who you're working with have interest that are aligned.

Vera B. that's hard to say.  I have read any data regarding that.  I do know that rents are soaring across the city which is pricing some folks out of the market.  It's a double edge sword!

@Ashley Correa Stay away from the Fitzgerald are unless you are NOT interested in making money now. That area is challenged with regards to retailing and or renting. It’s definitely in the path of growth but not yet safe to invest.
