@Eric Wills If you're looking for content and contacts I definitely suggest Michigan Real Estate Investors Association. They have monthly regular meetings in addition to Saturday intense trainings and bootcamps. This is the most robust REIA in the area and they offer tons of value.

@Travis Gibson I have been in this position and what I can tell you is that raising capital gets easier after you have gotten a few syndication deals under your belt. This means that the first few deals may need to be self funded so that you can develop a track record. Very few investors will want to take a chance on you on your first deal.

@Robert Collins To achieve 2% Rent to Price ratio is very aggressive. I’m not saying you can’t locate deals like this, however, the volatility of income is higher than say the 1.25%. The higher returns presents another level of challenges. I suggest exploring all your options before pulling the trigger.

@Greg R. Turnkey rentals is what I suggest based off your situation. The prices in the midwest offers the opportunity for you to cash out properties with your IRA money or leverage them in your IRA putting approximately 40% down on each. You can really exploit that tax deferred income especially if you don't need the money now.

@Amy Colleen Rink If you close at a title company, which I always suggest, there will be closing costs. With cash transactions they are nominal.
