@Otis Floyd I suggest contacting them via email and see how well they respond. This will give you an indication of how well the will communicate with you long distance. Then ask to see a sample of the reports they generate monthly. After that ask to review their Property Management Agreement. Evaluating these things will allow you to reduce the number of options.

@Cynthia Miller I definitely suggest doing things the “right” legal way. You may save money initially but it will be a costly headache in the long run. The courts are very tenant friendly when you’re in the right. I guarantee they’ll try to bury if you go about things the wrong way!

@DeJarian Dickson Graham Detroit offers some unique opportunities. The returns can be healthy but with that comes higher volatility. It’s essential that you have good personnel and intel. The property management company you select with dictate how well your property performs.

@Linda Chov I am very familiar with this area and it offers cash flow opportunities as well as values that support fix & flip. If the property is brick and at least 3 bedrooms it may be worth looking into.

@Scott Hasselbach it really depends on how many doors you manage. If less than 50 I suggest Buildium or Rentec Durect. If more than that I suggest PropertyWare.

@Lennon Turner Interview the Brokers or team leaders. Find out if their focus is in line with yours; traditional or investment real estate. Do they have a training program? Expected numbers of hours in office? Commission split and yearly cap?
