Wholesaling those good deals you’re finding will allow you to build cash reserves. With those reserves you can improve your credit. Once you exit a few deals and people know you’re serious, it will be much easier to obtain funding.

If you closed with a Title Company or Attorney and you have Title Insurance there’s no need to wait for the deed. Your Settlement Statement serves as your proof of ownership until the deed is recorded.

I’ve found RentOMeter to be very accurate. However, the best source are local Realtors that will send you Rental Comps.

The decision should be based off your goals and whether a financial analysis of renting the property furthers them or not.

Interview the recommendations from places like BP and your local REIA. These will be people that you feel comfortable with as the nature of their business is very personal.
