Yes you can maintain a mortgage in your personal name and transfer the deed to your business name. All assets of a company should be maintained on that company’s financial statement. I strongly suggest consulting with your CPA as they are familiar with your specific situation.

It all depends on what demographic are you targeting? Absentee Owners? Probate? Pre-Foreclosures? Once you select your target then search the top 5-10 zip codes where the most of the opportunities exist. Consider your monthly marketing budget with approach as you will have to market to the same group multiple times.

We make the prospect complete an online rental application and upload their income documents. There is not a fee for them to do this but this is the only way they’re able to schedule a showing.

Since you’re numbers are tight evict both tenants. I would, however, I agree to assist them in any way reasonable to make their transition smoother. I use the approach “I file with the courts to make the process legal, however, as long as you and I stay in good communication court will just be a formality!”

I would definitely add the ADU first especially if you can complete it for $40k!

I do recommend them as an option for newbie investors. Once you can leverage their resources directly then you’ll have option should you decide to scale in that market. Be sure to interview several providers before deciding.

It might make sense if you can get a no cost or low cost re-fi.  Some banks here locally do it.  You should check the banks in your neck of the woods.
