@John Cassel I would also do some minor landscaping, usually cheap to do and can make a property look amazing. First impressions are super important I feel and that starts with the outside

@Ryan Holden I like to schedule them so they see each other as one is coming and the other is going. This way you get to build a quick relationship but then they know they can’t be super high on their pricing because they know they are competing

@Kellie Frantz so for future reference I take pictures of everything during the walk through with the tenant in the beginning (everything, not just damages) and put them all into a word document and have the tenant sign each page agreeing to the present issues. I also write out any Issued like broIen knobs and such and have them sign that as well. It’s impossible to dispute when you have those items.

@Roger Roth I am looking for basic things you can discover in a day just by googling the statistics. 1. Jobs, who’s the biggest employers and are they siclical or not. Also the unemployment rate. 2. Is the population growing 3. Crime 4. Vacancy rates in the area 5. I like to see if local government is improving the area 6. Any big developments in the works or getting ready to start 7. Is the overall real estate market increasing.
