@Patrick Philip those look like they are in pretty good shape. I would just have someone come in to touch them up and really polish them.

@Mateusz Skiba it does work on condos as well, you are looking at 75% of the LTV. So if the appraisal is $110k then you can refi up to $82k

@Patrick Philip recommendations, but they hard to get because once a good contractor is found the investor won't risk losing him. I would say trial and error, unfortunately. Do not try to low ball them, give them what they are asking and they will do good work, even when a project gets over budget that is on you not the contractor

@Jake Engle They are in great shape! If I were to do anything to them I would just paint them and maybe new cabinet hardware. More so the hardware because I don't like the ones on there haha.

Hello BP, my tenants in California would like to get a small hypoallergenic dog. I love dogs and see no issue with this but would like to know how to proceed in terms of the month to month lease they are on and if it needs to be changed, the liability that could fall onto me, any documents I should have sent to me like shots and so on. Thank you!

@David Worker I would just do the vinyl plank throughout. I don’t have much experience with it as I just put it in one of my units but I hear nothing but good things. I would do it throughout so everything matches. Plus it’s only like $1.50/sqft I think.

it was spot on, because I gave him a home inspection sheet with the scope of work to fill out. Most cheap to mid price GC’s will not write up a scope of work for you with out charging it. This is something you have to do unless you want to pay 20,000 for a bathroom remodel. I suggest one of two routes, bring in an experienced investor and be the money partner on the condition he or she teaches you and do a 50/50 split. Or better yet I would do a private money lending for a lower interest rate with the condition they teach you. The reason I say go the private lending route is it is less risk to you.
