Hello BP community! I am looking for individuals who would like to partner on fix or flip investments. We have a general contractor who is able to handle up to 4 projects at one time. We are looking for either equity partners who would like to fund 100% of the acquisition and rehab cost for 50% of the profits or individuals who would like to invest their capital as a private lender at 20% annual interest for funding 100% of the project and taking 1st position on the title.

Please, no offers for any form of hard money lenders, crowdfunding, or someone who charges upfront fees. Thank you.

@Kellen Driscoll I would use rocket lawyer, just type in joint venture agreement. Then copy and paste it once you’ve filled out their questions. Hen you can adjust as needed to lay out the money portion of it. I would give you mine but they are used for California and Ohio. Each state has different contract laws so you have to use one that is legal in your state. 

@Ray Pope there are many ways to invest in real estate. You could actively flip or partner with a flipped to earn high interest or 50% of the profit. You could invest in rentals and just manage the manager. PM me and I can make a recommendation on a cheap HELOC and send you and article on how to invest in real estate that might give you a better idea of the way you want to go.

@Sean Snider look for cracks in the foundation, ground level ness to the house can signal shifting, bowing of basement walls, buckling siding. 

@Alice Young when you are remodeling houses it plays a big difference!
