@Alan E. that's a yes or no question for me because the real estate is my retirement. You can do a lot of cool things with self directed retirement accounts. I personally am saving up and maxing my IRA and building that up until I can have enough to buy real estate with it. I am meeting my employers onctribution max in my 401k since that is basically a 100% ROI right from the start. I then take the remainder and buy real estate.

@Nathan C. that sounds fishy, she has $400 for that $238. I would refuse to pay it and look for another GC.

@Daniel A Blecha I would read the ABC’s of Real Estate Investong by Ken McElroy or just begin digging through the BP blog. You can use the search feature to help with it.

@Kat N. I actually started "passive" investment pretty quickly. I take the profits from flips to either lend privately or place into multi-family properties. I am also in the bay area (San Jose) so if you ever want to meet up down here let me know.

For investing in out of state real estate I would look at some Midwest markets and begin researching how the economics of the area are. Things I look at are the largest employers of the area and how they are doing, big projects the city is investing in such as public transportation, airport construction at the closest large airport, population growth rate are some examples.

Why doesn't BiggerPockets have a section for out profiles titled "needs" @Brandon Turner ? I was listening to your most recent podcast and listing out what your needs and haves got me thinking.

1. Why does out profile not have a section like this? I thought it might be useful when exploring people in your local area or the areas you are interested in buying in.

2. I am going to list my need in the marketplace every week from now on. 

What are everyone else's opinions on this?

1. Call all national banks in your area and local small banks 

2. Call all mortgage companies in your area 

3. Post on the BP market Place 

4. Post to any any local real estate Facebook pages 

Long process but this will ensure you are getting the best deal possible
