First-time investor looking for Out-of-state turnkey

I am an engineer working 9-5 in San Jose, CA. I just started looking for cash-flow turnkeys out-of-state, really cannot find good cash-flowing investment in state near where I live. One of the markets I have looked Is Atlanta, CA. I am taking business trip to Atlanta next week and plan to meet some local turnkey provider if possible. I am also open to turnkeys in other markets.

I'm still trying to figure out what all the hype is about these turn-key deals?  In my opinion they are the worst type of deals a new investor can buy.  Most of them I've seen marketed are way over-priced and I'd be curious to see how well the were rehabbed and how long the tenants stay and how long the properties actually perform.  I believe more often than not the main folks who really benefit from turnkey deals are the people who rehabbed them and the people who sell them.  Someone try to convince me otherwise.  ;)
