@Mike DeBuccio Jr. before you invest out of state, you need to do your due diligence about the market, find a good team (Realtor, Property Manager, Lawyer, title company, etc)  a good property could be a bad investment if you do not have a GOOD team on place.

@Mike DeBuccio Jr. Here in Florida, you can find great SFH on blocks but normally up on the north you will find Frame houses, are you trying to invest to flip or to hold? SFH or Multifamily? what is your exit strategy? looking to be a passive or active investor?

Zoho is the one I am using now,  I was using Salesforce but programming was more difficult than Zoho  Now I have 6 users an  I love it,

@Tray Rogers   Congratulations,  hope the best,  find out first your exit strategy, you also may be able to make some good money just wholesaling the contract, or maybe a clean up without spending too much on repairs and sale the,  I did all of them but my strategy now is passive income,

@Ricardo Diaz first at all,  what is your exit strategy?  I always prefer use OPM,  if you buy cash  you will feel good but you will not use leverage,  

I was told about BP but a friend,  I signed immediately

@Elvis Vasquez   yes,  they can granted that it already happened to me twice,    I did it on my own,  just be there, present the facts, make the corrections,  they normally give you time to make those corrections,   good luck

@Mark Woodring   you will have the good, the bad and the ugly as any normal tenant,  I have been a landlord for the 3 types already.  One  (the good one)  no compains in almost 5 years,  she pays on time (most of the time) her part of the lease,  one time I had a really bad tenant,  she was in her 20s with 5 kids and no job,  Housing authoirty was paying the 100% of her lease but anytime I was on the property she was with  some "visitors"     normally more than 5, after having osme discucions becasue she was not a clean lady I asked her to leave,  the good thing is she moved out without any legal action,  

Be careful accepting the tenant,  even they are coming with the voucher,  you need to do your due diligence all the time,  credit score is not an issue but eviction yes

@Steve Fitzgerald  We do normally ask for a credit repair, the seller will see the sales price higher and the agent will not have reduced he/she commission
