First Land Wholesale Deal

Someone is interested in selling me a piece of land in a quickly growing area but I'm not sure how sellable it is. It's about 0.5 acres in an established neighborhood, but it has a creek running through the middle of it so it might be hard to build on even if a lot of clearing were to be done yet. For those of you who flip land- do you have any insights on why this may or may not be a good property to flip?
