took me about an 2 hours but I had no ceilings (bathroom remodel) drilling that 4-1/4" hole took the longest(1 hr) I always seem to have bad luck with these old houses 

Anything is worth doing at least once for a DIY-er

Panasonic has some of the quietest, buy one with a higher CFM and wire them to always stay on with lights

Not sure how commercial property charges but I usually get a water and sewer bill that is @ $35/unit each water and sewer

@Daren H. you are so right but it is like looking at a glass half full vs half empty.  It's a perspective seller vs buyer .  If your the owner(seller) and the price goes up it's appreciation (good thing) but if your a customer(buyer) and prices go up your paying more for same thing (inflation) which is viewed as a bad thing.  It's just part of the business

Depending on what some consider subfloors (to me it's just what's under your finished floor, not what's on your joists) but all is true if your down to the joists then lay down 3/4" plywood then 1/2" plywood or cement boards as a subfloor

If you have enough equity in it, you can refinance it into a conventional loan and cash out extra money and use that for a down payment in a new fha loan

@Maria Marrero I do like the path your on , it has it's own merit! If you do well with w2 job and your cash flowing well with current property and find comfort with that then stick to your plan. 

But like others said your money isn't being optimized fully by leveraging across multiple properties and depending on your goals you should find what works with you best.  I would prefer your method but it takes too long and we are a fighting time , but if you do buy all cash your next one will take less then 8 years to save for then even less for 4th. 

But as it stands it's not a mistake on your part if that makes you most comfortable. Gives you that sense of security , I can understand that 😊

I would say it's not to try to increase your portfolio like Patsy Waldron mentioned above but I see your point in getting that maximum cash flow now saving all that interest payments.  If you do then start saving that cash flow along with other capital (work) and I presume you'll have another in no time and if need be you can always draw from equity in future

My wife bought a house this way but we ended paying like under 3k total by closing 

We bought a SFH that way be nice if it was a triplex but at the time we wasn't looking into being an investor

But it is very feasible
