its my belief for house hacking , solar is a waste of resources(money)  i was considering doing it on my single family residence but i will need a new roof even though my roof is less then 10 years its also 4 to 5 layers lol. and either have it done for free and continue to pay solar company. (and cant sell the house with it on ) or pay 30k and be free from electric payments,  maybe recover the money over 20 to 25 years in savings.  im sure its cheaper in other areas but if i had 30k i rather invest it in another property that can pay for my solar , buy an asset to pay for a liability 

maybe others can give better advice as i dont have personal experience with solar , just my thoughts

@Evan Smeenge  I guess I can see your point because you don't see the bigger picture, look at long term as long as your cash flowing, your doing well $500 / mo doesn't sound like much but let's say you end u buying 10 more tri-plexes in next 10 years make 5k monthly isn't that better? Like others say it's not get rich scheme it's passive income meets compounded property :) 

Now how many investments can get you within retirement status in less than 15 years let alone 30-40?

Normal ways is 401k and Social Security, and that's after decades of work and that's when your physically unable to work 

What kind of retirement can you enjoy when your 65yo?

I think you get me wrong I'm not overwhelmed or anything, I guess things come up that makes me so busy that makes me rethink investing in real estate

Has anyone resolved to want to invest in real estate then LIFE HAPPENS which keeps us from it or distracts us just enough from what we want to makes us question is this fate telling us this is not what wasn't meant for us or just bad karma, keeping us just damn  busy with work, kids, marriage, friends and responsibilities ? is it just me or have anyone else run in to this?

if you do buy from home depot , become a pro member (free) and you can get volume discounts , check in with pro desk about it , spending over 2k can get you a discount, i normally get coupons weekly for $25 off of $200 doesnt sound like much but helps for all smaller projects i been doing and randomly get a bonus 7% off extra of volume discounts.  worth a look , im sure lowes must have a similar deals.

with all do respect, anyone saying don't use home depot doesn't know much about products.  there's nothing wrong with almost any supply chain or what not, its not like we have a huge amount of places to choose from  let alone a bias response (sorry to say)  i can understand doing very minimal but do remember, fix it once fix it right. it will cost you more over time if do it very cheap because its a rental,  i have a friend with a 4 unit , he had it rehabbed  after purchase and since then had to redo 3 baths and 2 kitchens within 3 years of purchase spending and things are still falling apart, he tried to spend less money buying cheaper products (not inexpensive, just cheap as possible) now he his regretting it and had 2 turnovers because of such.... its like automating your process, how can you be  done with things when your constantly looking over your back because you clearly knew you just hacked **** up and rented it out ? when you run into problems with toilets , think back and wonder why you spent $80 for a complete toilet all-in-one when the $120 unit you originally liked would of been stress free for 10 years ?

just remember money spent now will save  you more later

well seems like your tenant is and always be an issue, one thing that i know about mold is that it has a scent in the air even if you don't see it but if there is a mold issue it usually is visible .  last time i checked you just don't develop asthma you usually have it or not, and mold will make everyone sick .

seems like hes dodging you so you can't get the house inspected for possibility of mold.  he sounds suspect but won't work with you either.  I would suggest speaking searching local laws to find out more, maybe someone here from your area can help you more,  good luck

personally when i rehab , i dont buy certain types of products, because i like to think long term and quality even with inexpensive items.  like plywood construction cabinets and sink.. 1/4 turn ball valves single handle faucets, nicer stuff that tenants (and myself) would like, im still in into the concept of........ I i wouldn't want to live there how can i expect anyone else to !     and penny smart, dollar stupid lol

is that 175k or 1.75 mil?

but if you want a mediam and you make good income you can just buy multi-family units with property management in place or find your own that way you can focus on career more then houses, and in less then 15 years you will be cash flowing pretty well, it all depends on what you want to do or can do vs time vs resources/capital  .. in short do the math $$$

i actually have wall units that are attached to a square hole in the wall one per floor 12k to 14k btu.I personally installed them during renovations.  but it isnt included into the rent so if if breaks i am not obligated to fix it and if they want window units in their rooms they can buy them at their leisure
