Well I know in RI 4 units need to be fire coded which will add to the cost considerably

I'm on a similar plan but won't make any purchases for 3-5 years from now but mine is a 10 year plan , I just find myself at the moment too busy with life ,family, work play hopefully when time comes I can find some deals and make my way up to commercial property by year 9/10 🤔

i would wait since it would seem he is the cause of the fire, somehow lol... he has no legal clause to get paid yet until findings has been brought to light so his *** can wait or is he feeling guilty and want to skip town?!?

anytime you buy the house as owner occupant , you make sure the seller knows that and abides by it before closing date..  do your "Do Diligence"

If your signing papers and tenants still there, means owner isnt doing their job or currently has issues with tenants. my suggestion is don't close unless units is secured day of

i would say its more of a comfort level decision... to tell you the truth . 1 week ago i decided on not purchasing any investments for 3 years even though i have equity in my primary , i decided to wait and invest all my extra disposable income into debts then primary then my duplex (kinda like Dave Ramsey) but i will be able to purchase 2 to 3 in one year in one year when time comes because i will have primary paid off and some of duplex paid off and hopefully a huge chunk of equity built up.. I believe its the best decision i have made in past years since i actively thought about investing.. figure out a plan and make a move on it , I know its much safer then most would like but market trends are weird in my area and wife/family is more important for me now to stabilize then housing market and i sleep better at night and it can change/adapt later, Im in no rush,  hope this helps

you  can't serve him anything as you don't own the property , but once you do , since hes on a month to month , you can serve him day one if  you want but it still has to run the full course of a rental month

so if you serve him march 4th, he has until last day of april to vacate, but thats assuming he don't push back and fight .. happy hunting

Banks are more concerned if they are getting their money every month, more then technical stuff like do you live there, but if they don't get there money they will come knocking lol

just remember ... numbers don't lie  and like Greg said "for the right price" but if its that high in meth, then you want to buy it so low in price that you can do a "total" rehab on property... got to be worth its weight in gold just remember investing is a turtle race.. take your time and buy right and buy smart
