Just remember if you are able to liquidate you will likely end up with about half of what’s there , that’s an expensive trade off

If it’s a consistent problem the main drain could be the culprit but I’m just guessing at this point with limited information

I’m not sure what to say, I had a similar situation that required me to put down 3k . I really wanted the house and I knew I would have to eventually put 25% down so I didn’t have much of a choice

I agree with everyone on this as I ran into same situation. I purchased a 2 unit in 2003 with a 9 year roof it’s now 16 years later. The only money I spent on roof was $350 after a hurricane tore off some shingles last year. It’s now on its final years lol but I was expecting it and have the reserves for it.

In this day and age they are still used and it’s a very inexpensive add on I would install them anyhow

Greetings I agree with what most people are saying there’s nothing wrong with the unit , you cannot expect the unit to get in the 60s range as it’s @100 degrees outside and houses aren’t air tight and when a door opens it’s fighting that new warm air . Me personally I like it at 74 degrees 72 is too cold for me let alone 60s I don’t believe it would ever get to 64 when it’s 100 outside. I also believe the tenants expectations are unreasonable

Greetings, do you due diligence as others said the cash flow isn’t right. One of my favorite lines is on a rap song which sums it perfectly “men lie women lie, numbers don’t”. Even your base mortgage payments after 25% down exceeds $3,500 ....

Hello , the only time I would be concerned with shortening the 30year term is if your primary residence. Like others said it’s an investment property buy right and make sure it cash flows

@Andrew McManus good day all just wondering if the 200k equity fall into the 80% ltv ratio? I know CA is a high priced market so $1 mil investment property with a 800k balance might have 200k equity but not accessible due to its part of the 80%

20k equity or available equity? I was able to get 80% ltv ... if you owe 80k and house is worth 100k you have 20k equity but can’t access it normally if bank only does 80%
