all the complaints are legitimate ones besides the led lights and some rust on cabinets, 

Assuming the issues do exist , if are handy I would fix them , I'm not sure if you even noticed them in the first place unless you're living there yourself, it cost me $50 to change all my bulbs to led (home depot) had a special running and a rusty vanity is an eyesore go see it yourself and decide 

Sometimes tenants are your eyes on the units of things you can not see because you don't live there

hello BP!  I was just wondering if it is possible to be able to leverage a property without a heloc or refinance to get capital for down payment for next investment property?  Maybe something like collateral?

from what I seen on pic the house is too narrow/small with no driveway , it's a single family with not much appeal that's mph

I would restructure since the 80% LTV doesn't leave much equity to do much with and cash flow it and save for your next deal or find another deal

I believe you will need to live in for 5 years to get best rate and down payment assistance

Well that's a decent part of providence, but I would prefer a 3-4 unit as first buy for cash flow. Another option would be a 203k loan for first time buyer for fixer uppers .  

But if you are gonna rent upstairs and live there, start saving as much money as possible from your end since you should be living almost free don't waste the next 5 years not planning/working towards your next deal

i would say buy more and expand, but only as comfortable as it makes you feel.  I own one home and has no appreciation so i have to wait and own more on it then i would like to lol. but maybe in a year or two ill get another one . but most seasoned investors would say more doors more money $$$

to tell you the truth i would think your tenants are spoiled, they are used to getting what they want and you are part of the problem atm ! i believe this is part of that training your tenant brandon was talking about in a podcast lol
