It doesn’t matter if you are experienced or not OOS isn’t a bad idea. Biggest component is boots on the ground and a local team. I’ve heard Atlanta is a great market to start I before venturing out I’d research Atlanta market.

10%-20% for B areas is what I shoot for. C areas higher return. These are for normal buy and hold properties not BRRR. BRRR is usually higher.

OOS is 80% on my business, so I do know the in and outs. Yes they consider the risks and rewards before deciding. Most  of my OOS live in markets that are insane so they into other states. That sounds like a turn key. I have heard of some, the only kicker to those are there is a premium for buying them. You can always find a property that is rent ready and have a PM in place to maintain them.

Advice from an agents perspective-

1)Interview professionals in the area you like(Realtor, PM, GC, etc). Make sure they are in line with your goals and values. This is the biggest step. Fly down if possible to have a face to face conversation.

2) Have financing in order so you know where you are at and what price points. 

3) Identify sub markets in the city you'd want to be in. Find the sub markets with job growth, R/V ratio at least at .8%-1.0%, reasonable prices, and appreciation. 

4)Analyze deals and take the plunge. Many people are stuck in this phase. Not every deal will be a home run, as long as you start you'll get going. Obviously you don't want to lose money but some deals will be better than others.

When I run into OOS investors they will sometimes fly down and visit but that depends on if you can. I recommend it if possible. Best way to start is interview professionals in the area and get a pulse on the market. Identify sub markets in those cities you want to focus on that fit your strategy. A crucial part is figuring out what you are comfortable with a find like minded experts to help.

Just like any job or sport only a small percentage are successful. People doubt because they haven't took a jump in their life so they'll discourage others. The beauty of REI is if there's a will there's a way. Determination and perseverance pays off. Best of luck, don't be afraid yourself!

I have a few investors overseas. The biggest factors to think about it is analyzing markets along with trustworthy team in the area. Indianapolis, Kansas City, Florida, Texas, Georgia are a few that are common to invest in. Those are affordable, have growth, and have strong cash flow. I'd also recommend reading "Long Distance Investing" By David Greene. If you have questions let me know. Good luck and take the jump into investing!
